PREPARE TO SELL
You can do a lot to increase the appeal of your home and create a lasting impact on potential buyers. These items include:
Curb Appeal. Keeping your landscape pristine, yard neat and adding creative touches to your yard, such as colorful annuals, will create an immediate impact on potential buyers.
House Repairs. Simple upgrades such as window screen repairs, polishing the doorknobs and a fresh coat of paint in the most frequently used rooms instantly brighten up your home. I have an extensive list of contractor phone numbers that I can provide to you to help with nearly any task.
Cleanliness and Staging. Keep your home uncluttered, sweet smelling and well lit from top to bottom. Pay attention to details – examples include: put away seldom used items inside & out that add to clutter, have your carpets & windows cleaned, keep main countertops clean, occasionally place fresh flowers in key areas, put away the kitty litter and pet food, use fresh scents in the kitchen & bathrooms. I’ll gladly check the house, as you desire, to see how you can improve the staging further.
Disclosures and Inspections. I’m very familiar with the procedures and forms involved in disclosures so that you can complete thorough disclosure statements beneficial to both you and the buyer. In addition, I suggest conducting some inspections upfront (such as termite and pest inspections) before or just as you place your property on the market.
Showtime. Presenting your home in the best possible manner to potential buyers is essential with the prior cleaning and staging completed. It’s also very important that your home be easy to view for potential buyers with relatively short notice. Buyers will feel more comfortable discussing the property with their agent if you are not there. In addition, if you know that a buyer is coming to see your home, please turn on some lights, soft music and other desirable items you may have including water fountains and pool/spa waterfalls in advance.
